“Greenwood Zero” is a two-storey speculative clean-tech manufacturing facility located on a brown-field site in the city of Summerside.   It is the anchor project in a larger master plan for an ecologically sustainable industrial park that is being developed to address current demand for manufacturing space in Prince Edward Island.

 

 The facility will offer manufacturing, research, office, and support space  for clean-technology companies in various phases of start-up.  Internally, the spaces are organized around a central spine, with double height manufacturing spaces located on the north serving as a natural buffer to prevailing winter winds. The manufacturing spaces are modular in size and  set-up for maximum flexibility for future tenants. 100% daylighting is provided via sixteen (16) roof-mounted Solatubes. To the south of the central spine is a two-level arrangement of offices spaces located above ground floor warehousing. The offices on the second floor are arranged to take advantage of the broad southern exposure with large amounts of natural daylight, and views towards the large naturalized storm-water retention pond.  

 

Influenced by traditional regional agricultural warehouses, the form of the building reads as a simple, rectangular volume floating above the bermed base.  The northwest corner is carved out to provide a loading dock at ground level and an exterior mechanical mezzanine above.  The southwest corner is carved out to provide amenity space in the form of an exterior deck. The entire upper volume is wrapped in a continuous corrugated metal siding which transitions from solid on the north to perforated on the northwest and southeast corners, then screening outdoor spaces to a fully integrated, solar wall with micro-perforation on the south and southwest sides.
